Redeveloped hotel, office and car park in Waterloo

Situation

The client had taken control of the 60,000 sq ft property during the financial crisis. Unfortunately it had been occupied by squatters and was being used for illegal and violent activity. We were initially briefed to take back control of the building, prevent future break-ins, clear waste and detritus, and pacify angry neighbours. We continued to protect the property after it was sold, as it evolved into a redevelopment, construction site and ultimately, a hotel.

Solution

  • Undertaking a full security audit, in partnership with the Metropolitan Police, to evict squatters and prevent future criminal activity
  • A full programme of works to secure the site, including extensive fencing and waste clearance, and establishing an accommodation base/site office
  • Ongoing presence at the property to maintain the security of the site
  • Community liaison, working with local residents, authorities and emergency services to assure them of the site’s improved security
  • Undesirable elements were eradicated from the property and the local community reassured
  • Improved situation and prospects led to a sale, and the subsequent redevelopment of the site into a hotel
